  • Many homeowners unfortunately do get sold to on the initial valuation that took place when they wanted to instruct an estate agent. This estate agency practice has been going on for years. Effectively the price is inflated to ‘win your business’ and this is usually coupled with a low fee aswell.

    Actually in some cases a higher fee is obtained as they have given you more hope of a bigger price than the competition. Then over the coming weeks your agent keeps advising you to reduce the price to the actual figure that they knew it was really worth!

    You only have to look at Rightmove and see all the labels showing REDUCED to see this is happening, which agents are the ones showing most reductions… These are the agents who are deliberately over-valuing homes..

  • As we have previously said, the valuation that you were given was most probably only a few weeks ago - the market wouldn’t have changed that much in such a short space of time, therefore the valuation given previously was either inflated or they simply got it wrong.

  • If you have had not had a conversation as to why the property hasn’t sold our advice is that this is a needed one.

    Clearly, by not doing anything your home won’t sell - we find that many homeowners who come to us actually have never had the conversation with their agent about the price.

    Obviously a price reduction is a step forward but the conversation about the initial valuation must be brought up and questions should be asked as to why?

  • Sometimes a friend can give you their impartial view on your home. Now, this can be a tricky one as they don’t want to hurt your feelings but you could ask them to view your marketing and see if they feel somethign extra could be done.. the first is check the photographs!

  • You would have signed an agreement when you first went onto the market and they are somewhere from 12-16 weeks. If you are well into the contract time or indeed its gone past that date and are still unsold then this is the time to talk to us for sure but we still want to talk before then.
